What Is Typical On Most Buyers That Want To Build A New Custom Home?
It’s important for a Custom Home Builder to understand that everyone is different and adjust to each buyers individual needs. On the other hand, after years of meeting with Homebuyers you start to see a trend. There are typical attitudes, questions and opinions that I see quite often. Below is a list of things I normally observe.
- Husband- Participating in the process only because his wife has asked him to be there and to make sure they don’t go over budget.
- Quite happy living in his current home and not leading the charge for the new home purchase.
- Zones out when the conversation turns to colors, textures and most interior details.
- Has a clear idea of how much they want to spend for a new home.
- Willing to satisfy his wife’s need for a new home only if it doesn’t exceed the budgeted amount he feels comfortable with.
- Only interested in a few details concerning the home purchase. The price, front elevation, pool, lanai, den, garage or sound system. Some of these but not all. A home that requires little maintenance.
- Wife- Driving force behind the custom home purchase.
- The wife has a clear understanding of traffic flow and furniture placement. In touch with the latest design trends, colors and styles. After all, she has been coordinating colors, makeup and accessories most of her life. Want’s her husbands support concerning decisions with the home but he doesn’t feel he knows enough about the topic to offer an opinion. Storage and drop zones. Concerned a Builders Interior Designer will not mesh with their design tastes. Feels the weight of the responsibility that the home turns out well and relieved when they feel the Builder’s Team is helping them make good choices.
- Both- Believe that Custom Home Builders normally build for wealthy Clients that have an open checkbook and care little about the price for the things they want. Make it quite clear they are not that type of buyer. Quite busy lives and want a building process that doesn’t wear them out.
- Interested in getting the best value for the their investment dollars.
- Energy efficiency is a very important issue. If I spend $$$ today, how fast can I expect a return on my investment. A break even of 10 years or less is acceptable anything more than that is a no go.
- A casual interest in “building green” only if it doesn’t cost significantly more.
- Believe this is a home they will be living in for years to come. Some have said, “we will live here until they carry us out feet first”.
- Interested in customizing their home for their individual likes and needs but are willing to compromise if a decision will hurt future resale.
- Think hiring a Interior Designer is well beyond their means and are pleasantly surprised to find that is not the case.
As I mentioned, generalizing about Homebuyers is dangerious. It's up to the Builder and his team to adjust to the Owners individual wants and needs. This post is designed so that Homebuyers don't feel that are unusual in their ideas for a New Custom Home.
