Lanai-Dining Room, Remodel, Transformation- This is one of my favorite transformations! Lots of magic had to happen here to make all this happen. Many of the issues were technical issues that you can't see. I'll start with the obvious ones, Ceiling was raised, precast moldings, marble floor, light fixture, crown molding, ceiling medallion, more moldings, delete door to master bedroom.
Less obvious- New insulation, new load bearing beams, creat openings to living room, pour slab, new sliding glass doors. Ok, now the tough part- Florida is not like most places. If something could leak it probably will. The glass doors were installed and then ripped out because I noticed water weeping under the doors during construction after a hard rain out of the west. The concrete under the doors was allowing water to weep in from the outside. Doors were removed, concrete sill sealed and doors replaced. This is the kind of stuff that happens in home building. The Builder has to watch for little signs that something just isn't right. It's like being a detective! Glass doors exposed to the weather with a 16" overhang to protect the door is marginal. Extreme care has to be taken at the margins. Much rather fix it during construction than after the homeowner moves in.
